Siobhan lived in Villa Heights when she first moved to Charlotte. She purchased her first home there and became a mom (times two) there. Villa Heights

Nestled between the thoroughfares of Parkwood Ave., North Davidson St., Matheson Ave., and The Plaza, Villa Heights‘ proximity to Plaza Midwood, NoDa, and Uptown are a huge draw for many, but local residents will tell you that Villa Heights has a personality all its own. Established around 1900, Villa Heights was one of Charlotte’s first working-class suburban districts and, thanks to its residents, helped Charlotte become a leading textile producer in the early twentieth century. Now, in 2021, Villa Heights is home to over 800 residences and countless businesses and amenities.

The Hobbyist

Your one-stop beverage shop. Enjoy hand-crafted coffee, loose-leaf teas, one of over 20 draft beers, and wine by the glass in-store or shop the bottle shop for canned and bottled beer and wine to go.

Rhino Market and Deli

A neighborhood market and deli designed for the urban forager offering fresh, local-made food, grab-and-go provisions, specialty coffee, and baked goods. Great atmosphere to have a meeting over coffee or share a bottle of wine with friends.

The Degenerate

As a nod to their favorite flavors of NYC, the owners and chef have created an eclectic menu that mixes many different cuisines. You will find everything from pierogies to falafel to chicken bahn mi as well as a full cocktail menu.

Amélie’s French Bakery & Café

You will feel like a Parisian in the middle of Charlotte thanks to the authentic French-inspired pastries, soups, and savories of Amélie’s. Plus, their Villa Heights location is open from early morning to late night so you can always satisfy your cravings.

Free Range Brewing

A family-run brewery that specializes in local ingredients and prides itself on its connections within the community whether it’s sourcing an ingredient or collaborating with a local artist.

Coming Soon

Keep your eyes open for several new spots opening in the neighborhood including Lintmen’s, an urban food hall with 12 stalls, restaurant, and brewery on-site including the confirmed second location of Seoul Food Meat Co. Plus, new locations for Rocket Pizza and Summit Coffee are coming soon to the newly-revamped shopping center on The Plaza and Duncan.

Cordelia Park

A 21-acre city park with a community garden, playground, events pavilion, outdoor swimming pool and splash-pad, walking trails, a basketball court, and lots of open green space.

Little Sugar Creek Greenway

Charlotte’s growing greenway system provides a great place for walkers, joggers, cyclists, and nature lovers. The Cross Charlotte Trail (CCT) will ultimately be a 26-mile greenway stretching from the City of Pineville through Uptown Charlotte and up to the UNC-Charlotte campus. The CCT is an ongoing project, but the Villa Heights section is complete and open for use from Cordelia Park to 12th Street.

Villa Heights offers a wide variety of housing options from historic bungalows and newly-built homes to contemporary townhomes. Looking at the last six months, the average sales price in the neighborhood was $594,193 and the average price per square foot was $322.37. Villa Heights homes averaged 9 days on market and sold (on average) at 101.2% to list price. The most expensive sale in the last six months was a 3,045 square foot 4 bedroom / 3.5 bathroom new construction home for $925,000.
